Apartment Turnovers: The Curb-Appeal Wash Property Managers Keep Skipping

By Ethan King · September 15, 2026

The turnover wash is the one property managers keep skipping — and it's the first thing a prospective resident sees on the walk-through. Green algae on the breezeway, dark streaks on the entry doors, and a dumpster pad that reads as "how the building is run." None of it costs much to fix, and all of it costs you leasing momentum when it's left in place.

The turnover cleaning

Between tenants, the high-impact surfaces are the ones a new lease actually signs on:

  • Breezeways and stairwells — green growth and slick spots that the next resident walks through first.
  • Entry doors and the siding around them — the first impression at the threshold, where a prospect decides before they're inside.
  • Dumpster pads and the approaches to them — the part residents smell before they see, and the part a tour routes past.
  • Building exteriors — algae and mildew on siding and trim that make a maintained property look tired.

Leasing-season timing

Schedule the curb-appeal wash two to three weeks before peak leasing season. The property photographs better, the walk-throughs convert better, and you're not paying for a wash the day after a unit signs. A clean exterior in the listing photos sets the expectation a clean unit confirms in person, and that consistency is what closes leases faster.

Portfolio scheduling — one contract, every building

The real win for managers is the portfolio. Instead of a different crew on every property with a different standard, we put the whole portfolio on one contract — one point of contact, one schedule, and every building on the same program. After-hours work keeps tenants clear, and a single call keeps you clear. Whether it's a single-building turnover or a pre-leasing push across a dozen properties, the scope and schedule are agreed in writing before we mobilize.

What to ask a vendor before they mobilize

Before the wash goes on the turnover calendar, confirm three things in writing:

  • Insurance — a Certificate of Insurance sent before mobilization, listed to your property management requirements.
  • Documentation — before-and-after photos per building so your file and your ownership have proof of the standard.
  • Scheduling — confirmation that work runs after-hours and around tenant traffic, not on a generic daytime slot.
